Apres l’école il y a un grand Park pour enfant le Washington Playground, l’avantage d’ici c’est que tu ne t’ennuies pas avec tous ces parcs, chacun est diffèrent c’est dengue, et rivalise d’imagination ! Toi-même tu as envie de tester !!!
Sinon on se balade dans Prospect Park a cote de la fameuse bibliothèque, hyper vaste, tout ça pour vous dire qu’on se promené pas mal, et c’est en se promenant qu’on a trouvé un local plutôt sympa.
Quelques semaines avant j’ai rencontré Stéphane mon broker qui m’a déjà pas mal aidé, on a refait le point sur le budget, la localisation et la surface.
Ni une ni deux j’envoie les infos à Stéphane pour qu’il se renseigne le local se trouve sur la 5th avenue qui est très commerçante, et sur la 11th street, un quartier qui accueille déjà les bars, amis aucun bar à vin à l’horizon.
Nous Faisons une première visite de ce local, et franchement il est nickel, mais on ne s’emballe pas on ne s’emballe pas, le prix est de $7000 mais il sera facile de le descendre a $6000 selon lui, ce qui nous convient car nous avions un budget de $8000.
Des travaux avaient été opéré, tout semblait propre, les murs le sol, donc nous ne décidons de rien proposer, et de regarder aux alentours pour vérifier les prix.
Nous voilà donc de nouveau en promenade nous avons fait toute la 5th avenue et toute la 7th avenue, bien sûr enfants et chien sous le bras, la ballade fut chouette …. Au début, comme ça fait un bout, ils se sont méfiés après ça, pendant un moment !
Mais la pêche a été bonne au total 7 locaux de trouve, après recherche de Stéphane 2 étaient trop petits, et 1 bien au-dessus du budget, donc il nous en reste 3 à visiter.
Alors c’est avec nos copains de passage, que nous faisons nos visites, entre Davy et Jean Luc on était ok sur l’expertise, plomberie, électricité, mur, tout y est passe, même si les normes ne sont pas les mêmes, on s’adapte.
1er local, pas de clé et le broker des propriétaires en retard, bref la base, Stéphane s’agace mais n’est pas surprise, les mecs ne sont pas pros. Enfin le mec arrive, on visite se local qui est plus cher que celui de la 11th street, mais sur la 7th street donc un peu plus chicosse. Mais vraiment tout petit impossible de mettre la poste de pétanque quelque part.
Le 2eme, en face, oui avec le même broker heureusement, plus grand, avec un jardin … comment dire, invendable !!! Le mec vend le jardin mais franchement il est impossible de l’utiliser, il fallait descendre un escalier en métal (case gueule) pour ensuite profiter de 2m2, et lors de la visite, je ne vous raconte pas la savane ! Bref nous étions bien au-delà du budget, le mec voulait placer un produit en plus quoi, mais hors sujet.
Le 3eme local, comment dire, nous nous retrouvons dans le salon d’une personne âgée morte depuis longtemps, juste pour vous peindre le tableau, de la moquette de partout, des recoins on ne comprend pas pourquoi et des pièces improbables avec petit escalier, tout ça tout ça, bien pratique ou pas ! Le prix était en fonction du bien, pas cher, mais alors vla la quantité de travaux, bon courage pour le louer celui-là.
Le dernier bien était avec un autre broker, et m’était conseillé par une passante qui m’avait vu regarder par la vitre. Apparemment le mec savait TOUT, on a vite compris pourquoi, il avait bien 80 ans ! La surface du local était bien, il y avait des choses biscornues mais pas insurmontable, et il y avait des travaux de fait, digne des 1001 nuits, ouhlala ça brillait de partout, Shahrazade n’était pas loin, on a bien rigole, celui-ci aussi était possible à $6000, mais était bien loin du cacher de celui de la 11th street, et surtout plus loin, donc un peu isole.
C’est là qu’on a pris la décision de se positionner sur le local de la 11th street, et c’était le début de l’aventure, la LONGUE aventure.

Finally the guy arrives, we visit this local which is more expensive than the one on the 11th street, but on the 7th street so a little more chicosse. But really small impossible to put the petanque post office somewhere.
The 2nd, opposite, yes with the same broker fortunately, bigger, with a garden … how to say, unsaleable!!!! The guy sells the garden but frankly it is impossible to use it, it was necessary to go down a metal staircase (case gueule) to then take advantage of 2m2, and during the visit, I do not tell you the savannah! In short we were well beyond the budget, the guy wanted to place a product on top of what, but off topic.
The 3rd local, how to say, we find ourselves in the living room of an elderly person who died a long time ago, just to paint you the picture, carpet everywhere, nooks and crannies we do not understand why and improbable rooms with small stairs, all that, convenient or not! The price was according to the good, not expensive, but then vla the amount of work, good luck to rent this one.
The last property was with another broker, and was recommended to me by a passer-by who had seen me looking through the window. Apparently the guy knew EVERYTHING, we quickly understood why, he was 80 years old! The surface of the room was good, there were some strange things but not insurmountable, and there were some works, worthy of the 1001 nights, ouhlala it shone everywhere, Shahrazade was not far, we laughed, this one was also possible at $6000, but was far from hiding from the one on 11th street, and especially farther, so a little isolated.
That’s when we decided to move to the 11th street location, and that was the beginning of the adventure, the LONGUE adventure.
