J’avais surtout des questions sur le loyer, les m², la taille minimum d’un tel bar, les obligations, les professionnels, tout tout tout !
Donc première chose à savoir, les baux commerciaux sont souvent de 10 ans, et si le commerce tombe au bout de 3 ans, le locataire est censé payer les 10 ans. Mais il existe des portes de sortis, ouffff, il faut prendre un avocat pour écrire le bail et mettre une clause de sous-location, ou de transfert de bail, sinon le propriétaire garde la caution, qui varie entre 6 mois et 12 mois de loyer pfiouuu ! Le propriétaire peut demander aussi une garantie « good guys », c’est pareil que notre caution solidaire, mais sur une durée réduite : 6 mois !
Pour Stépane il n’existe pas de fonds de commerce, comme me l’a présenté Alexandra, pour lui il s’agit de liquidation de commerce qui propose de reprendre le tout pour une somme astronomique, et avoir en retour une cuisine et du mobilier vétuste ! La seule raison à reprendre ce type de fonds, serait le loyer, signé pour 10 il peut s’avérer moins cher que le loyer actuel car le prix est fixé d’avance, mais pour Stéphane c’est la seule raison.
Ça confirme ma 1ère idée, prendre juste les murs et faire les travaux pour créer l’endroit.

La bonne nouvelle c’est qu’il a souvent des caves dans les commerces, même si je devrais m’équiper de cave car les températures varient énormément, la mauvaise nouvelle est la caution !
Oui souvent de 9 mois de loyer, pour Stéphane il faut compter pour 100m² 8500$ voire 10000$ donc pfiouuu partit les 100.000€ de budget !
A cela il faut compter 2/3 mois d’avance, le prix des avocats, des travaux, de la cuisine, la licence à payer.
Il existe 2 agents immobilier, ceux pour les propriétaires, et celui pour les locataires, Stéphane s’occupe des locataires, une chance !!
Celui s’occupe de négocier tous les termes du contrat, des loyers gratuits, la caution. Les broker ont accès à toutes les annonces, et les frais sont les mêmes avec ou sans agent, donc autant être aidé !
